AscendixRE vs Propertybase (2026)
AscendixRE and Propertybase are both Salesforce-based real estate CRMs, but they serve opposite halves of the industry. AscendixRE is built for commercial brokerages with stacking plans and commission splits; Propertybase targets large residential brokerages and franchises under the Lone Wolf umbrella.
AscendixRE
Salesforce-based commercial real estate CRM with geomapping search, commission tracking, and stacking plans. Bundles a Salesforce license in the subscription price.
Propertybase
Salesforce-powered real estate CRM for franchises, enterprise brokerages, and luxury teams. Now part of Lone Wolf's broader real estate technology stack (with Propertybase GO rebranded as Lone Wolf Front Office).
TL;DR
- AscendixRE is the commercial real estate answer: properties, availabilities, stacking plans, and commission tracking as native objects, with a Salesforce license folded into the $79–$99 seat price and no user minimum.
- Propertybase is the residential brokerage answer: listings, leads, marketing, and multi-office reporting on Salesforce, starting at $79/user but carrying a 10-user minimum on the Salesforce Edition and a real implementation budget.
- The honest first question is not "which is better" but "which side of real estate are you on." Neither product wants the other's customer.
Same platform, different industries
Both products sit on Salesforce, which means both inherit its customization depth, its reporting engine, and its admin requirements. From there they diverge completely. AscendixRE models tenant rep, landlord rep, investment sales, and land brokerage — the deal shapes of commercial work. Propertybase models listings, buyer leads, drip marketing, and transaction handoffs — the machinery of a residential office. A CRE broker opening Propertybase would find no stacking plans; a residential agent opening AscendixRE would find objects they never touch.
Since the Lone Wolf acquisition, Propertybase also plugs into a wider stack of back-office, accounting, and transaction products from the same parent. Ascendix is an independent vendor with a narrower but more focused portfolio, and its pricing FAQ openly positions the bundled license as the whole story.
Pricing
AscendixRE runs $79/user/month on xRE Foundations and $99 on xRE Enterprise, both on annual agreements with the Salesforce license included. The catch worth knowing: stacking plans, Ascendix Search, Composer, and commission tracking all live in Enterprise, and the AI suite (from $39/month per organization) is only sold to Enterprise subscribers. So the realistic broker price is $99, not $79.
Propertybase lists Essential at $79/user/month and Professional at $159, with Enterprise custom-quoted. The Salesforce Edition attaches a 10-user minimum, which sets a floor of $790 a month whatever your headcount — a six-agent shop effectively pays $132 per agent. Implementation is quoted at $1,000–$5,000 for small deployments and $5,000–$20,000 for ten to a hundred users, and it is routinely the most under-budgeted line in a Propertybase purchase.
For small teams the structural difference is stark: Ascendix has no minimum, Propertybase has a ten-seat one. Below ten users, Ascendix is cheaper before you even compare features.
Commercial real estate specifics
This is where AscendixRE earns its category. Stacking plans tied to lease expirations, map-based property search exportable to Excel, 40+ CRE document templates for OMs and lease comp reports, and commission splits with tiered payouts modeled natively. Propertybase has none of this because its buyers do not need it — its depth goes into listing marketing, lead capture, and consolidated dashboards across offices and franchises instead.
If your revenue comes from leases and investment sales, the choice is made for you. If it comes from residential transactions, it is equally made — in the other direction.
Implementation and admin burden
Both are configuration projects rather than signups, and both reward having Salesforce skills in-house or on retainer. Propertybase deployments are explicitly partner-led; DIY rollouts tend to struggle, and the doubled price of Professional ($159, exactly 2× Essential) is worth challenging since a competent admin can build much of that reporting on Essential's foundation. Ascendix migrations tend to center on ARGUS exports, REApplications data, and years of broker spreadsheets, quoted separately and often the largest year-one check.
Budget admin time for either. A Salesforce-based CRM configured once and never adjusted is the expensive failure mode common to both.
Who should pick what
- CRE brokerages, tenant rep and investment sales teams → AscendixRE Enterprise. The feature set maps exactly to the work.
- Small commercial shops under ten seats → AscendixRE, by structure — no minimum, license bundled.
- Multi-office residential brokerages and franchises → Propertybase. The reporting and marketing stack is built for that org shape.
- Brokerages already using Lone Wolf back office or transactions → Propertybase, for the ecosystem fit.
- Anyone without Salesforce admin capacity or appetite for a rollout project → neither; look at lighter purpose-built tools first.
Bottom line
These two rarely belong on the same shortlist, and when they do, someone has misread a category page. AscendixRE is the strongest way to get CRE-native software on Salesforce with one predictable seat price. Propertybase is a residential enterprise product whose real cost includes the ten-user floor and a five-figure implementation. Decide which industry you are in, then verify the tier that actually contains the features you need — Enterprise for Ascendix, and an honestly scoped quote for Propertybase.
